In-Home Consultation
Setting a competitive price for your home listing involves considering numerous key factors. Elements like location, condition, age, supply and demand, and the local real estate market play a significant role in determining your home’s value. We will perform a Comparative Market Analysis (CMA) by assessing recently sold similar homes in your vicinity, providing insight into a price that can capture potential buyers’ attention. Additionally, obtaining a professional home appraisal offers another valuable method to determine the right listing price. Each of these step’s aids in making informed decisions on marketing your home and ultimately achieving a successful sale.
Getting Market Ready
The importance of a first impression cannot be overstated. The more attention you invest in readying your home, the smoother it becomes to attract desirable offers. I will assist in giving recommendations on anything that needs to be done to your home to put your best foot forward and maximize potential value.
Market & List Your Home
Once you’re prepared to showcase your home, I’ll arrange professional photography for your home, ensuring it’s listed on the local MLS and shared with brokerages and real estate agents in the KC area as well as throughout the country. Crafting a tailored strategy for marketing your home aids in capturing the attention of the ideal homebuyer, and I collaborate closely with you throughout the entire process to formulate and carry out that strategy.
Home Showings
The subsequent phase in selling your home involves arranging home showings. Ordinarily, the homeowner is absent during these showings, but we can schedule them at convenient times to minimize disruption. The objective is to establish a well-maintained, welcoming environment that allows potential buyers to envision themselves residing in the property.
Offers
A home buyer will present an offer, potentially multiple offers, that you can either accept, counter, or decline. In the case of a counteroffer, a negotiation phase ensues until all parties come to terms or you opt to decline the offer. Negotiations may encompass various elements, such as finalizing a sale price, concessions, and financing. Once a consensus is achieved, you officially enter into a contract!
Appraisal & Inspection
Upon reaching an agreement, the buyer may arrange for a formal inspection and appraisal to assess the home’s condition and worth. Depending on the findings in these reports, additional negotiations may be required to address any number of items that were found during the inspection period.
Closing
On the closing day, you’ll receive payment from the buyer and sign the necessary documents to finalize the sale and transfer ownership. After all parties have signed the documents, the title company will transfer the net proceeds of the sale to your bank account, marking the official moment to celebrate the successful sale of your home!
